Brief de Design de Logo
This is intended to highlight the unique aspects of “2255 Wisconsin Avenue”, a new mixed-use apartment community being developed in Glover Park, just north of Georgetown in Washington, DC, and to illustrate our position in the apartment market in Northwest DC.
The rental apartment market in Glover Park is highly supply-constrained. Occupancy is nearly 100% and has been for years. Virtually all properties are older buildings and although some have been rehabbed, none have a contemporary look or feel. A new Bozzuto property, Cathedral Commons, totaling about 110 units with adjoining retail, is about ½ mile north and slightly ahead of 2251 in timing.
Whole Foods, the “social” Safeway (named for the young residents of both Glover Park and Georgetown that shop there), Starbucks, CVS and a variety of diverse restaurants and retailers are all within a stone’s throw of the building.
The property will be an 82-unit mid-rise, U-shaped building with attached underground structured parking and adjoining retail. The architecture is “urban contemporary” with an exterior featuring brick, cement siding and cut block. High-end materials will be utilized in the apartment interiors, such as granite counters/breakfast bars, stainless steel appliances, brushed nickel fixtures, hardwood-style flooring, high-end white lacquer cabinetry, ceramic tile, and 9-ft. ceilings.
2255 Wisconsin will feature a modest size Resident’s Club with coffee bar, furnished courtyard and a wonderful rooftop deck overlooking the parkland of the Naval Observatory/Vice President’s residence. Indoor bike storage and unique package lockers also speak to our demographic. With Washington Sports Club adjoining to the building, residents will enjoy the wellness and convenience of one of DC’s premier health and fitness clubs all under one roof.
The target renter will come to us from the government workforce, service providers and professionals, as well as staff and graduate students of Georgetown and American Universities. Ranging in age from 25-40, the future resident of 2255 Wisconsin is seeking a stable neighborhood convenient to their work. Although there is a bus that runs along Wisconsin Avenue, there is no close by Metro stop.
