Brief de Web Design

I am going to create my own dashbord for Homey Pro (See other examples on https://homey.ink/) But I want it much more flexible and advanced.
One page per room (So I can have an Ipad in each room with all functions just for that room) and include controls for light (both overall for the room and in an popupwindow all lightbulbs n the room - se more about how its done in Philips Hue app on https://www.philips-hue.com/en-us/explore-hue/apps/bridge) aswell as set volume/track for Sonos.

I want the final solution to be "skinable" so I can choose from Blue-CSS to Green-CSS etc, but at this moment I only want ONE color!

I have added an PDF with the functions I am thinking of, but the design is for you to create!

Please have in mind it will be running on iPads on the wall, and in the mobile.

For the moment I only want an PSD of the "Room page", "Light popup" and "Sound Popup", but I might contract the winner to get HTML/CSS as second step.
