Brief de Design de Brochure

We are wanting to create a presentation folder for potential customers seeking Concrete restoration, painting, waterproofing and more in Florida.
We would like presentation folder to have the following:
Color Scheme: Light or dark Gray, Black, Red, White (We are gravitating towards a darker color scheme)
Front of the folder and the back of the folder to have a symmetrical design with a large picture across (will send pictures as design goes on)
Front of folder should have logo, "25 years" logo, licensed and Insured with General Contractors number
Back of folder should have website, phone number, address, services/specialties listed

When the folder is opened...
The left side should have:
a pocket to put papers in
A business card insert

The right side should have tabs that are embedded in the folder. These tabs/sheets are going to be different sizes so titles along the edges can be visible (a picture can be sent for a visual)
We would like the tab colors to be red
Tab 1: Intro (Smallest Tab/Sheet)
Verbiage and pictures will be sent.
Tab 2: Railing Systems (Larger than tab 1)
Front and back of sheet used for small descriptions, testimonials and pictures.
Verbiage and pictures will be sent.
Tab 3: Painting (Larger than Tab 2)
Front and back of sheet used for small descriptions, testimonials and pictures.
Verbiage and pictures will be sent
Tab 4: Concrete Restoration (Larger than Tab 3)
Front and back of sheet used for small descriptions, testimonials and pictures.
Verbiage and pictures will be sent
Tab 5: Waterproofing and Deck Systems (Largest Tab)
Front and back of sheet used for small descriptions, testimonials and pictures.

There will be a pocket on the right side of the folder to insert contracts/papers and another business card insert.
