Brief de Web Design

I need a re-design, skin, graphics design, of GeoTheme (wordpress), uncoded. Only the graphic design.
GeoTheme, for anyone who is not familiar with the theme, is a yelp clone script, theme. It's used as an online business directory.

I need a design for the homepage and the search results page. So, only 2 skins.

The homepage:
I want the header (top) place to have the logo on the left hand side. (Logo is almost ready). Right hand side, place to log in/sign up, facebook, twitter logos to sign in using the social networks.

Just below the top (header) to have an ad banner, like google ads.

At the center: I want to see a big map of (Muscat area). The website is going to be a business directory for Muscat, Oman. You can use this map from foodspotting.com.

I want to see some pins on the map, some icons for restaurants, health centers, beauty saloons, etc, some stars to indicate star rating, and reviews. The website, online business directory as known, offers list of businesses with their locations and consumers can post their reviews about businesses and rate them with stars. That's the idea for showing pins, business icons, star(s), to cover the purpose of the website.
To the left side of the map will appear a mascot that's already designed and attached with this request. I want it to be in "a layer" on top of the map to the left side. Maybe somehow make something transparent.
Right on top of the map, will be "tabs", links for other pages: 1- DISCUSSION 2-PROMOTIONS.
On the right hand side of the map, maybe over the sea part, will be 2 search fields (places). 1- what:, 2-where: . in Yelp, they used, 1- Find, 2-Near.

At the bottom, will be normal links: about us, Terms of Service, Contact Us, Add Your Business, Advertise With Us. And on the right hand side of the bottom, will be a subscribe to our newsletter, with add email address field.

As for colors, I really would like to see most of the homepage white, simple, with the use of light green and light red colors in whatever places you as a very creative and professional designers think it will be great.

As for the design of the search result page(s): I want it to be simple. A combination of:

I want to see some ads on the right hand side, more like yahoo local website. And on the top of page, header, just the logo of the website and sign in/sign up, just a copy of the homepage, plus the 2 tabs of: discussion & promotions. Same like in Yelp. But of course with some small changes so to avoid any copy-right thing.

I really hope you understand my idea. I am open to any suggestions. Use your creativity and experience.
